What Does A Gas Safety Check Involve?


A landlord’s gas safety check involves an approved Gas Safe® registered engineer visiting your property and assessing the safety of your appliances and system. The engineer will record each gas appliance and whether or not they are safe to use at the time of inspection.


What is a gas safety check (CP12)?

A thorough assessment of your property to check gas safety. The full inspection involves checking

  • the appliances for gas tightness
  • the standing and working pressure if test points are available
  • the burner pressure/gas rate against the manufacturer's data plate
  • the satisfactory provision of all necessary ventilation
  • the satisfactory operation of safety devices
  • for physical stability, presence and effectiveness of brackets (where appropriate)

In addition, the engineer will also

  • test the flue flow to ensure removal of products of combustion
  • investigate any evidence of unsafe operation and report to the landlord
  • issue the landlord gas safety record

What if my policy or plan includes a Boiler Service?


The gas fired boiler at the property will be serviced to meet statutory requirements, manufacturer’s recommendations and relevant codes of practice. A full boiler service and boiler inspection will include:

  • A full inspection of the entire chimney structure inspection and, where necessary, cleaning of the burner, combustion chamber, any injectors and heat exchanger
  • Inspection of ignition devices i.e. pilot lights and/or spark and flame sensing electrodes
  • Checking the integrity of all seals and gaskets
  • Ensuring that any condensate traps and drains are free from debris
  • Testing the appliance in accordance with manufacturer's instruction to ensure:
    - The heat input and/or operating pressure are correct  
    - The effectiveness of the flue  
    - That all ventilation requirements are to current standards  
    - The correct operation of all safety devices and that the boiler is safe for continuous use
  • A final combustion analysis and measurement against tolerances set by the manufacturer's instructions
  • A test of any disturbed gas connections
  • Carry out functional testing of heating and hot water
  • A visual inspection of any other encountered gas appliances
  • Written notification of any gas safety defect which may affect the safe operation of your appliances
  • An assessment of your current heating controls and best practice advice regarding energy efficiency

How long does a gas safety check take?

A gas safety check usually takes between 30-60 minutes for a normal, domestic property. However, if repairs are required then this will naturally take longer.

Remember that the size of your property will have an effect on the amount of time it takes our approved Gas Safe® registered engineer to inspect your property. This is to ensure they check every single appliance to ensure it is safe—for you, and your family.
