A Gas Safety Certificate is a report that outlines the appliances tested in an annual gas safety check.
Also known in the trade as a CP12, Gas Safety Certificates are a legal requirement in the UK. All landlords and owners of commercial premises need to have their gas appliances serviced regularly to make sure that they are working efficiently and safely.
Gas Safety Certificates are valid for a period of 12 months and must be renewed in order to prove that the gas appliances, pipework, chimneys and flues are still safe to use, along with any new additions installed since the last check. You must contact a Gas Safe registered engineer to carry out these checks, otherwise you won’t get the proper certification - the Gas Safe Register could help you find an engineer in your area. The CP12 typically also includes details of any action taken as a result of the check. There is a charge for these checks, however the pricing isn’t regulated, therefore could be a good idea to compare quotes.
What does an annual gas safety check involve?
Where applicable, once a year you should arrange for a Gas Safe registered engineer to visit your property or commercial premises. They will carry out an inspection to ensure your gas fittings and appliances are up to safety standards. If you’re a landlord whose tenants have brought any of their own gas appliances, you are responsible for any pipework that supplies to them. Once completed, a CP12 will be issued and you will need to give a copy to your tenants within 28 days, or give one to new renters when they move in. What does the check involve?
A thorough check by a Gas Safe registered engineer must be carried out before your CP12 certificate can be issued. (Please note that this is not an alternative to a full service.) With your permission, they will endeavour to:
- Check that appliances are well ventilated and that there is a constant supply of fresh air enabling the gas to burn properly
- Check the appliances for gas tightness
- Check that all safety devices are working effectively
- Inspect the flue or chimney to make sure all fumes leave the property via the appropriate means
- Declare an appliance unsafe if they find any faults
- Make sure that gas devices are not being misused
What does a Gas Safety Certificate say?
After a Gas Safe registered engineer has visited your property and completed your annual check, they will document the following:
- The date
- The address of your property
- A description and location of each appliance and flue checked
- The faults and defects identified and any action required or taken to fix them
- The results of operational safety checks carried out on the appliances
- The name and registration number of the engineer who conducted the check
