• The underground water supply pipe
• Internal plumbing and drainage emergencies
• Leaking overflow pipes, seized and dripping taps
• Domestic electrical wiring system breakdowns
• The internal gas supply pipe
• Roofing, internal pest infestations and security emergencies
• Wasps' nests and hornets' nests in the garden of the property
• Gas central heating breakdowns
• Annual boiler service (usually available from Monday - Friday, 9am - 5pm, April - September)
• If your boiler is beyond economical repair up to £200 towards the cost of a new gas boiler if your boiler is over seven years old – if it is under seven years old your boiler will be replaced
• Up to £4,000 per claim
• No limit to the number of claims you can make per year

• Pre-existing problems
• Drains (sewers) for which you do not have responsibilty
• Problems caused by failure of the external public services to the property
• Repair/replacement of sanitary ware
• Domestic appliances
• Any item not forming part of your internal gas supply pipe
• Rats and mice in the garden of the property
• Any pest contamination where you're not able to confirm to us at the point you make a claim the pest that's causing the contamination
• Keys and locks for outbuildings
• Portable appliances and portable heating
• Repairing of any boiler which is beyond economic repair

In general, all homeowners are eligible to apply unless the property is:

• A flat, mobile home or bedsit
• In multiple occupancy
• Used as council housing
• Used for commercial purposes
