Tenant's rights

Tenants have certain rights – even if they're not mentioned in the tenancy agreement.

Tenants' rights include:

  • Freedom to live in the property undisturbed
  • The right to live in a property in a good state of repair
  • The right to access information about their tenancy at any time
  • Protection from unfair eviction
  • Return of deposit when the tenancy ends

Deposits

When you (or an agent acting on your behalf) take a deposit, you must protect it with one of the government-approved tenancy deposit schemes within 14 days of receipt. The tenant must then be informed that this has been done.

Failure to follow this legislation could result in you having to pay back the original deposit plus three times the deposit amount.
